Having stayed at Holiday Villa numerous times, I keep returning for one simple reason: consistency. It has become my go-to choice for trips to Johor Bahru, and it continues to deliver a reliable experience.
Why I keep coming back:
Prime Location: Being located directly opposite KSL City Mall is incredibly convenient. You have immediate access to shopping, dining, and the cinema without the need to navigate heavy traffic or deal with long walks.
Hassle-Free Parking: This is a major selling point. Between the ease of self-parking and the convenience of the valet service (at a reasonable RM35), arrival and departure are always stress-free compared to the often chaotic access at the mall side.
Solid Breakfast: The breakfast variety is surprisingly good, with a nice spread that offers a solid start to the day.
A Note on Value:
I am fully aware that the room rates here are generally higher than at KSL Hotel. While it is a bit more of a premium, I find that the extra cost is absolutely justified by the seamless parking experience, the slightly quieter environment, and the overall maintenance of the property.
Verdict:
If you value efficiency, ease of access, and a hassle-free stay, the slight price premium is worth every penny. I will definitely be returning.

Discovered this place when I was in the area to wat my lunch at Hao Bi (do try their Roasted Goose & Roasted Char Siew). The service apartment is very new. The L2 Canton mall is still reasonably empty (waiting for tenants to fill up). Head up to car park Level 4 when checking in instead of coming from level 2. Note that there is a RM150 deposit required upon checking in whcih is strictly at 3pm only.

Ich habe dieses Zimmer kurzfristig für einen Kurztrip nach JB gebucht. Das Personal war sehr effizient und erklärte mir gleich nach der Buchung den Check-in-Prozess und die Details. Ich buchte um 15 Uhr und checkte um 17 Uhr ein. Die Unterkunft selbst bietet alles, was man braucht, und das Bett war super bequem. Besonders gut gefallen hat mir, dass der Fernseher Apple AirPlay unterstützt und die LED-Beleuchtung in verschiedenen Farben zur Auswahl steht. Das bereitgestellte Wasser in Flaschen war ebenfalls eine nette Geste. Ein kleiner Hinweis: Die Toilette hat kein Bidet. Ich werde beim nächsten Mal definitiv wieder hier buchen.

Ich hatte ein weiteres wundervolles Erlebnis im Grand Paragoon Hotel. Die zentrale Lage in unmittelbarer Nähe der JB Central Immigration macht es praktisch. Das Hotelpersonal war äußerst zuvorkommend, und die angehende Rezeptionistin wurde beim Check-in hilfreich unterstützt. Das Frühstücksbuffet bot eine große Auswahl. Zimmer und Bad waren geräumig; es gab jedoch Bereiche im Bad, die besser genutzt werden hätten können. Außerdem war der Duschkopf defekt und leckte.

Hier war es für 2 Nächte. Alles war großartig, außer für den Klimaanlagen und das Warmwassersystem. Es war nicht konsistent. 2 Zimmer geändert. 1 Zimmer hatte Wasserprobleme, während der nächste war Aircon. Sprichwort an den Manager versteht viel mehr über die Probleme. Gute Lage insgesamt. Park war schwer zu erreichen. Nicht so angenehm.

Die Lage ist gut für Komfortgeschäfte, Lebensmittelgeschäfte und Mall gegenüber dem Hotel. Parkplatz ist nicht verfügbar. Einchecken und Auschecken waren reibungslos. Rezeptoren sind gut ausgebildet, höflich, freundlich und wissensvoll. Das Zimmer ist geräumig und sauber ohne Zahnpasta und Zahnbürste. Einige Zimmer haben keine Fenster. Im Grunde ist ein guter Ort, für einen kurzen Zeitraum zu bleiben. Das Zimmer ist mit einem Kühlschrank und einem sicheren Depot, Haartrockner und Körperwasch mit Shampoo ausgestattet. Der Toilettensänk braucht Ersatz. Andernfalls ist alles in Ordnung.

The hotel is very comfortable with delicious food, connecting to the mall and shopping area. However we experience a fire alarm on 11 May at 2am. The announcement was broadcast in malay language for multiple times before the announcement was finally made in English to ask us to make our way down the staircase to the assembly point. We walk all the way down from level 11 to level 7 and met someone who mentioned that the assembly point door at level was unable to open. Hence we U-turn back to level 7 and it was told that it was false alarm. The hotel lobby apologised to us and ask us to return room. Next day when we checkout, they gave us a Hyatt place tote bag as a service recovery gift.
Things to take note of if a real fire happens
1) all announcements need to be done in English immediately too for all international guests for them to escape immediately
2) all door need to be open if any fire happen, otherwise everyone will be caught in the fire with no escape route
3) the escape route was not clearly indicate when we are escaping to the assembly point too
Do take note for future guests that is staying in too

AAnonymer BenutzerVery pleasant stay at the hotel! Had an add on of the breakfast at promotional price of 78 ringgit per pax and the buffet spread was awesome! The staff are courteous and welcoming, feel very warm each time we bump into them. There’s a pillow menu for you to choose & welcome cookies upon check in (very delicious)! The massage shop in the hotel called Swan Reflex was good and price is comparable with shops outside (had an additional discount for hotel guests). Hotel is about 10mins walk away from CIQ, abit difficult to walk now with the ongoing construction at the surrounding.

— Our First Negative Review Across Travel Platforms
Nest Home is a big operator, this unit is THE most expensive unit in the condo operated by Nest Home. We paid more than RM2,000 for 2 nights for 2 adults + 2 children. Unfortunately, the experience was extremely disappointing and, in fact, unhealthy. I am taking the time to write this review to caution future guests who may assume that choosing the most expensive unit means choosing the safest or best option. In our case, that assumption proved wrong.
Good points:
- The location is great, especially for guests who drive. There are plenty of parking spaces, and the condominium has six lifts, which are generally fast and convenient.
- Nest Home’s service response during operating hours, up to midnight, was professional and generally prompt. The check-in process was also convenient and smooth.
- Their guidance and house rules were clear and detailed, and the cafés recommended by them were actually great.
- The listing photos are generally accurate. What you see in the photos is what you get. There is a working mini cinema (although not one-touch and need to try luck for turning on the TV box), and the private cinema feel is there, especially if you already have your own subscribed content and can tolerate the strong formaldehyde smell.
- The castle and slide were fun, and the children enjoyed them, which was a big relief for us. However, I personally have doubts as to whether the playground area is thoroughly cleaned.
- The bedding looked fresh and had a hotel-like feel.
Bad points — which made our 2-night stay a nightmare:
- As shown in the screenshots/photos, the issues were serious and largely self-explanatory.
- The unit may have been recently upgraded or renovated. As a result, the wooden stage/base in the cinema area had a very strong formaldehyde chemical smell. It caused my children and me to cough and tear up. Even after the stay, I am still coughing occasionally.
- There are 2 bedrooms. The unit is supposedly suitable for 4 adults + 2 children, but the bunk bed had a strong formaldehyde smell kept coming out from the bunk bed, and concentrating in the guest bedroom. So 1 out 2 bedrooms was not liveable for our family.
- As shown in the photo, after paying more than RM2,000, 4 of us had to squeeze into 1 bed because the unbearable condition of the guest bedroom. And even this only bedroom we could sleep in had a strong formaldehyde smell coming from the wardrobe, so we tried our best not to use it.
- After we raised the issue to Nest Home, their response was prompt and their action was quick. However, the solution provided, such as fogging, did not effectively address the root cause. I am also not sure whether fogging is even an appropriate solution for a formaldehyde-like smell, or whether it is more suitable for insects. In any event, there was no effective solution during our stay.
- The booking page photos are exactly what you get and please have a second look into the details, which we didn't (yes, you don't even have soap or handwash at basin, Yes, you don't have handtower (there are bath towers), despite the price, forget about comparing amenities to a basic 3-star hotel. You will have to compromise here and there. These small details make a real difference to the overall stay.
- Looking back at past reviews, the cleanliness level is acceptable, but guests should not expect too much. For example, some plastic parts of the bathroom glass doors were yellowish and did not look very clean.
Other than basic sorry words, we DO NOT feel real apologies or sincerity from Nest Home. They keep saying High price because of holiday, and no other guests have these feedback. I suggest they stay in the unit themselves and face the reality. We will stay away from all Nest Home managed properties.
For families with young children, or guests who are sensitive to formaldehyde smells, I would strongly suggest reconsidering before booking this unit.

Pool, Kinderpool, Fitnesspool (zum ersten Mal gesehen), Fitnessecke, Gebetsbereich, Kinderspielzimmer, alles gut gepflegt.
Die Zimmer sind geräumig, sauber und bequem mit schöner freier Aussicht.
Die Fernsehkanäle waren großartig mit vielen Filmen.
In der Nähe von Legoland.

PP. MüllerLeider fanden wir es schwer erstmal den richtigen Eingang zu finden, da die Angabe nicht korrekt war und wir am Seiteneingang von der Garage nach dem Eingang gesucht hatten. Das Apartment is aber t wirklich das Beste was wir bei einem Homestay in Malaysia überhaupt hatten. Alles sehr modern und edel eingerichtet. Das sieht man auf den Bildern. Das Preis-Leistungsverhältnis ist also top. Leider ist der Service dazu deutlich schlechter. Wie schon gesagt war die Navigation schwierig, ein Late-Checkout oder eine Aufbewahrung der Koffer war nicht möglich obwohl mehrere Security Mitarbeiter den ganzen Tag vor Ort sind. Es war nicht einmal möglich nach dem Checkout im Schwimmbad zu verbleiben. Zum Schwimmbad selbst ist es so, dass dort ein Security Mitarbeiter strengstens auf alle Leute achtet und unser Sohn der eigentlich schwimmen kann trotzdem nicht alleine im Wasser sein durfte, das war sehr nervig. Und Punkt 22 Uhr wurden alle aus dem Wasser gerufen. Wir wollten nachher am nächsten Morgen noch einmal den Pool genießen. Aber der ganze Vormittag war für die Reinigung das Pools vorgesehen und ganz viele Gäste standen rund um den Pool und fragten sich warum man das nicht zu einer anderen Uhrzeit machen könnte. Und insbesondere fragten wir uns warum nur ein Mann am reinigen ist und zwei Security Leute dabei zugucken und die Leute davon abhalten ins Wasser zu gehen.
Der Häuserkomplex ist direkt am Ufer Richtung Singapur. Man sieht vom Balkon die Brücke die nach Singapur führt und den Fluss. Der Handyempfang war leider gestört, wahrscheinlich weil es so nah an der Grenze zu Singapur war. Wenn man mit den öffentlichen Verkehrsmitteln in Johor ankommt dann ist es ein bisschen umständlich weil man quasi wieder Richtung Singapur zurück fahren muss. Die bald fertig gebaute U-Bahn-Station und damit die Direktverbindung nach Singapur sollte das alles vereinfachen, diese hält dann direkt beim angrenzenden Einkaufszentrum und sollte dieses und die ganze Gegend sehr aufwerten. Man kann sich kaum zu Fuß bewegen, es ist alles auf den Autoverkehr ausgerichtet. Man braucht für alles das Taxi, sogar für den Nachtmarkt der eigentlich nicht weit entfernt ist.

In terms of location, there are many useful shops located around the hotel like a supermarket, 24 hour minimart, pharmacy, bakery and even a floral/gift shop which I was able to surprise my partner with a bouquet. The service was also top notch with friendly staff and excellent housekeeping. Room was also clean and comfortable as expected. The breakfast buffet was very worth it with a large spread of food and all of it was delicious! Check out the amazing view too.
The only qualm for me would be the TV which did not come with ‘smart’ functions. At this price point I would have expected a smart TV, but not very relevant as most of our time was spent outside the hotel too. Overall a very pleasant stay and my hotel of choice when I go back to Desaru again

QQuiet Miles | Solo Travel After 50We recently stayed at Sunway Grid Loft Suite by Nest Home and found it to be a good option for families and larger groups visiting Johor.
The unit was clean upon arrival and the check-in instructions were clear and easy to follow. As this is a residential apartment rather than a traditional hotel, the self check-in process was straightforward and hassle-free.
One of the biggest advantages of the unit is its size. The loft comes with three queen beds and one sofa bed, making it suitable for larger families or groups who prefer staying together instead of booking multiple hotel rooms. The loft design also helps the apartment feel spacious and comfortable.
The unit includes a kitchen, living area, swimming pool access and gym facilities, which add to the overall convenience of the stay. The residential setting offers a quieter atmosphere compared to many hotels.
Check-in was at 3:00 PM and check-out was at 12:00 PM, which provided a relaxed departure experience.
Overall, Sunway Grid Loft Suite by Nest Home offers good value for families and groups looking for a spacious accommodation option in Johor. The combination of multiple beds, useful facilities and a clean, well-maintained environment made for a comfortable stay.

AAnonymer BenutzerThe room was in a great location and was beautifully decorated with a very nice design. Each bedroom had its own air conditioner and fan, which really helped with the heat in JB. Wi-Fi was provided, and the unit was also equipped with a microwave, water dispenser, and washing machine, making the stay very comfortable and convenient.
One thing to note is that if you’re staying in the master bedroom, the Wi-Fi signal is quite weak as the router seems to be too far away. We ended up using our mobile data most of the time instead.
Some feedback for the owner:
1. Provide more keys/access cards
Since the unit can accommodate up to 6 guests, it is likely to attract larger groups. I stayed with my family of four, and having only one key was quite inconvenient. My parents wanted to return to the room to rest, while my brother and I wanted to meet friends at different locations. However, because the key is required to access the lift, we were unable to split up freely. If one person had the key, everyone else would either need to coordinate their return timing or be unable to access the building independently. Additional keys or access cards would make a big difference for larger groups.
2. Install shower curtains and hooks in the bathrooms
There were no hooks available to hang clothes while showering. As a result, I had to place my dirty clothes on the toilet bowl and my clean clothes on the sink ledge. However, because there was no shower curtain, water splashed throughout the bathroom and even reached the toilet bowl area, causing my clothes to get wet. At the very least, installing a hook behind the bathroom door would help guests keep their clothes dry and off bathroom surfaces.
3. Place air fresheners in the bathrooms
Both bathrooms had a fairly strong sewage smell. Fortunately, keeping the bathroom doors closed prevented the smell from spreading into the bedrooms. However, when using the bathrooms, the odour could be quite overwhelming until shower products such as shampoo helped mask it. Adding air fresheners would greatly improve the bathroom experience.
Overall, we had a great time and would likely book again when we are back.
