Die Lage in der sehr schönen Stadt war wirklich super. Man erreicht viele Sehenswürdigkeiten und Lokale ganz bequem. Das Zimmer war gemütlich. Das Waschbecken im Bad stammt wohl aus der königlichen Suite aus dem Hotel Netto. Königin Amelia nutzte es bei ihrem letzten Besuch. Das Frühstück war recht umfangreich und wurde in Buffetform angeboten. Wir würden wieder kommen.

All reviews have already expressed laudable characteristics of this wonderful establishment. Karen, the owner and proprietor, is a remarkable, tireless, individual. We only had the pleasure of staying for one night in this lovely guest house, but that one night gave us insight into the effort that Karen will make to meet her guests' needs. We arrived late, and she returned to open our rooms and provide local information. She greeted us in the morning with the same energy and graciousness we saw and experienced the night before. Wonderful stay and exceptional proprietor. Highly recommend this as a destination stay in Sintra!

Sintra itself is an amazing place to visit. And this guest house will long be remembered, starting with booking. We arrived, jet-lagged in a car arranged by Karen -- the owner. (Do get an introduction to Vera who runs the car service with her family.). The guest houses is clean, tastefully decorated and comfortable in every way -- from the bed to the pillows to the towels and the toiletries. It is close to the center of town, but on a quiet street that feels private. It was easy to get to palaces and restaurants -- or get a car from Vera! Breakfast was simple but hearty and delicious -- all that we wanted. The only room available when we booked was the Family Room, but we were charged a lower rate for only 2 of us. While it didn't have the large windows and balcony of other rooms -- it did have sky lights which brightened a spacious, very comfortable room. The heart of this guest house is Karen. She is gracious, she's efficient, she cares about her guests, and she's full of stories and ideas for your stay. She explained piri piri sauce, told us where to get Travesseiro and her opinion on palaces to visit, answered questions via email promptly as we planned our visit. Listen to her email advice about arrival (Being in a Heritage area has its drawbacks. I recommend not having a car there.). When I overflowed the coffee maker (Oops) she calmly and immediately got it cleaned up (and the bed made while they were at it). I could go on and on. Stay here. You'll understand.

Our family room at Sintra 1012 Boutique Guest house was beautifully appointed and well layed out to accomodate our stay. The location is convenient for the centre of Sintra, and it was easy to walk to restaurants and the National Palace. Breakfast was relatively simple though tasty and plentiful. While there are some logistical challenges in staying here, assoicated with being in the zone of a world heritage site, the team at 1012 make such an effort to accomodate their guests in the circumstances. The communication, for instance, before we arrived in terms of check in time and how to arrive was invaluable. We also appreciated the tips on how to travel around Sintra while we were staying there - we were there for a wedding - and how we could be collected by our driver when departing the town. I was especially grateful to the team that, when my room needed to be serviced (enitrely "my bad" for spilling something), they did so promptly and pleasantly. The team at Sintra 1012 really worked hard to make our stay so comfortable and enjoyable. Thanks so much.

Sintra is a beautiful place with many stunning palaces to visit and does get busy in the day. Sintra 1012 is a small boutique B&B that is quiet and comfortable (room 1 Suite) was large and full of natural light. Most people staying are here for 1 night, so rare to ever see someone twice (big mistake, you need more time in Sintra to see everything) Karen the owner has a bubbly personality and full of recommendations, only comment would be on the breakfast, it is fairly basic, not what we have normally experienced. Highly recommend you stay, it is quiet and comfortable with a great location.

My wife and I stayed for three nights at the start of March and thoroughly enjoyed our stay. The location is great: easy to find and a 3-minute walk from the main square in the historic centre but nonetheless in a very quiet area. We booked the ‘suite with private terrace and balcony’ which was huge and exactly as pictured on the website, clean and bright with lovely large windows and patio doors. Because the house sits on a hill, the room was at ground level at the front but at first floor level at the rear and it was reassuring that, I assume for security reasons, the windows accessible from the street could not be opened. The room had a large TV with Netflix available. Water pressure in the bathroom was very good and lovely soap, shampoo and conditioner were provided. (The only watch out is the water pressure can easily blow out the shower curtain, so water ends up on the bathroom floor. Still, you only make that mistake once.) The breakfast was buffet style and taken in the kitchen or the room next to it and it does feel like you’re in a family house. The food was lovely, with hot scrambled eggs, beans and sausages, along with coffee, juice, toast and pastries, cereals etc. available. They also make snacks, wine and beer available in the kitchen overnight and operate this on an honesty-book basis. This is really convenient if you’re really tired after a day of sightseeing. The host Karen was really welcoming, friendly and helpful, as was her assistant Bianca (who we saw most of as she seemed to be receptionist, housekeeper, chef, waitress etc, all rolled into one!) This is a guest house rather than a hotel so bear that in mind for the level of services - there’s no 24 reception for example. However Karen is accessible by WhatsApp and she replied quickly when we had a question about car parking on Saturday evening. We arrived by train (less than an hour from central Lisbon and dirt cheap - about €3) and the walk from the station is easy along pleasant roads and takes about 15 minutes. We got a hire car part way through our stay and used the car parking token (payable) from the guest house for parking in the Old Town. Even though visiting in low season, we were very lucky to find a space so plan carefully if you are intending to drive to the historic centre of Sintra. It’s also worth noting that Sintra has its own microclimate with relatively high humidity which means it can feel quite damp and there is often a lot of cloud and mist, even in summer. (Anyone with a respiratory condition might want to do some research.) Given the time of year we visited, this meant our room felt quite cold whenever we arrived but the air con unit was effective and warmed it up very quickly. Also, even though there is modern double glazing, there can still be some condensation on the windows in the morning so don’t leave things on the windowsill overnight as they could get damp.
