Una piacevole sorpresa vicino alla Fontana di Trevi. Bella stanza con arredamento curato e molto pulita. Ottima esperienza soprattutto grazie alla disponibilità e gentilezza del proprietario che ha fatto di tutto per rendere perfetto il nostro soggiorno! Ci torneremo!!!

Per il prezzo di Roma non è male, però le modalità di self check in sono leggermente macchinose per il primo ingresso (poi una volta ottenute le chiavi che si trovano in stanza si apre portone esterno e di ingresso al condominio). Il bagno aveva una doccia con muffa ed usciva pochissima acqua dal soffione, tutto incrostato, comunque pur cercando di pulirlo non usciva molta acqua. Per il prezzo non è malaccio però

We stayed here for four nights in June of 2025. The location of the hotel is generally good for getting to some of the more noteworthy site (Trevi Fountain, Spanish Steps, etc.). There's a metro station around 8 minutes walk away, which opens up most of the rest of the city pretty well. We walked from here to the Vatican, which took around 35 minutes, but would be less than half that by cab. The surrounding area is great for clothing shops, but the food we found nearby was mostly so-so, and frequently over-priced tourist fare, though I'm sure if you walk a little farther from the hotel you can find some good options. The room itself was booked for a family of four, and was comfortable. The bathroom and shower had good water pressure, and the AC worked just fine. Some of the sheets were not quite clean, but we just didn't use the one we found slightly dirty. The beds were comfortable and a good size. The room and hotel have little to no facilities, so you're really just paying for room and the location. The exterior entrance is not well marked, and we actually walked past it on the street several times. If you're thinking of booking here, I'd recommend just looking for the GAP store which is directly across the street, much easier to find. Our interactions with the hotel staff were limited. We received a number of automated messages, some of which were contradictory, or had out of date information. After booking and paying for the room (a non-refundable booking) we were told there was an extra ”city tax” not included which would need to be paid before checking in which amounted to around an extra $90 or so, and the offered price of an airport transfer service went up as soon as we requested it (from 85 euros to 95). The hotel arranged the transfer service for us, but the driver left the airport before we could get out of the passport control due to another booking. The driver service showed up at the hotel at the time the flight was supposed to arrive, even though the flight was late, and you'd expect them to know that going through passport control takes easily an hour, so this seems to be quite poor planning on behalf of either the hotel or the service. We ended up taking a taxi from the airport which was also slightly over half the price of the transfer service, so I'd recommend skipping their service, it seems like a rip-off. Taxis from the airport to the city center seem to be subsidized by the government, and were a fixed price of 55 euros (for a normal size car big enough for 4 people) at the time we visited. The train from the airport is also not a bad idea if you're comfortable using the metro, as the train station is just 3-4 metro stops from the nearest metro station to the hotel (Spagna). Overall, we enjoyed our stay, but felt like we mostly paid for the location.

The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps. Being steps away from Via Condotti’s luxury boutiques adds to the convenience. The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome. Simply top rated — the best!

Маленький отель без ресепшина , нас встретил человек в 22.00 хотя заранее мы его не предупредили о том , что приедем поздно , так как у нас задержали рейс . Он был мил и приветлив все рассказал и объяснил, на все вопросы ответил. Номер чистый и достаточно просторный, был баллончик в номере . Местоположение тоже очень удобное возле собора Санта Мария Маджоре , рядом , бары и рестораны . Завтрак бессмысленный , 2 булочки и на этом все , если есть возможность отказаться - откажитесь .

Die Lage war perfekt für uns nur etwa 10-minute Fuß vom Vatikan, was es sehr bequem machte. Leider war das der einzige positive Aspekt unseres Aufenthalts. Wir reservierten ein oberster Zimmer, aber es war nichts wie das, was angekündigt wurde. Wir wurden Zimmer Nr. 4 bei 285 Flat gegeben, das schmutzige Wände, eine gebrochene Kehle und keine Nachtlampen hatte, und insgesamt sahen sehr anders aus als die Fotos online. Die Dusche wurde ins Schlafzimmer mit einer klaren Glastür gelegt, die absolut keine Privatsphäre bietet. Ich reiste mit meinem Sohn 14-year-old, und die Dusche war eine echte Herausforderung aufgrund dieser schlechten Design-Wahl. Die Rezeption arbeitet nur von 8:00 bis 8:00 Uhr und da wir um 6:30 Uhr einen frühen Abreisedatum hatten, gab es keine Informationen darüber, wo der Schlüssel verlassen werden soll. Frühstück wird von 8:00 Uhr serviert. , was zu spät ist, wenn Sie eine Tour besuchen oder den Vatikan früh besuchen möchten (die meisten Touren beginnen um 7:30 Uhr). Dieser Detail wurde nicht in der Liste erwähnt. Wir hatten 120 Euro für vier Frühstücken für zwei Personen vorbezahlt, aber sobald wir ankamen (um 14 Uhr) und über die späte Servicezeit herausgefunden haben, löschten wir sie aus. Der Empfänger hat uns angewiesen, den Eigentümer um eine Erstattung zu beantragen, die wir , aber wir haben nie eine Antwort erhalten. Insgesamt war dieser Aufenthalt nicht erwartet und definitiv nicht wert der Preis, den wir gezahlt haben, auch angesichts der guten Lage. Ich würde nicht empfehlen, hier Frühstück zu buchen, da das Geld, das wir gezahlt sind, ist viel mehr als das, was Sie in einem schönen lokalen Café oder Patisserie ausgeben würden.

Wir waren auf der Durchreise 1 Nacht in einer der Hütten untergebracht und waren sehr zufrieden. Es war angenehm und ruhig und wohl temperiert, auch dank der Klimaanlage in der Hütte. Das Badezimmer und der Rest der Hütte waren sauber. Das Essen im Restaurant war ausgesprochen lecker. Besonders das Steak können wir empfehlen. Alles in allem war es eine tolle Erfahrung.

Objection evaluation: Firstly, the location is great. You can walk to main scenes for around 20 minutes( except Vatican, 40minutes). And the taxi fee from Termini to hotel is 10 euros. Besides, you can take taxi conveniently because there is a taxi station nearby(around 100 meters). Secondly, the “check in” session is not convenient for guests who book this hotel for just several days ago. Because there is not a email with guides and you have to explore everything by yourself. The hotel is in a building, which also contains other hotels. It’s just close to Timberland and Apple store. And you can’t open the gate because it needs a key. Luckily, we met a person who lives there and he let us in. Then you should take the elevator to 5th floor and walk downstairs for a half floor. Now you will find that you don’t have the password to get in. We knocked the door but nobody answered. So we made a phone call and sent our information by sms. And finally, later an employee came out. She is a good person and it seems like that she also does housekeeping. Thus she may not hear our knocking. The room has a beautiful view. But you can hear car horn. There were no free water, slippers or toothbrush. You need to prepare by yourself. And the bath pipe was broken and it leaked a lot of water. Also we couldn’t find the switch for exhausting fan in restroom. That is what I experienced in this hotel. Overall the hotel is fine. Hope my experience can help more people~
