The Boathouse is a bar/restaurant with Wedding & Conference facilities plus a large free car park all in a most idyllic location on Ormesby Broad. They have 4 double rooms upstairs where we stopped for two nights En Suite Room. In reviewing hotels we look for the extra touches which say a lot for the owners. Quality towels, heated (controllable) towel rail, air con with easy to understand adjustment, quilted toilet rolls, shaving mirror, nice toiletries, tea/coffee with biccies, flat screen TV with text & sub titles enabled, safe, hairdryer, ample drawers & wardrobe, comfy bed with bedside drawer unit & light, windows which open fully & the “piece de resistance” a combined shoe horn & clothes brush. To top it all the bathroom has a sensor light to prevent stumbling round in the dark looking for the light switch. All in evidence at The Boathouse. Bar/Restaurant. There is a well stocked bar and our experience of breakfast & dinner was top notch. There was a comprehensive menu , food came quickly, was hot and well presented. We couldn’t believe the size of the breakfast. We have attached some photos

We booked a night in the riverside guest house. The room cost us £70 including a parking permit. When entering the room it smelt damp and was overpowering we thought this was just a case of opening the windows, which we did and went out for the night, when we arrived back the smell was stronger. In the room we were advised that if there were any issues with our stay to email them directly to the hotel, which we did, I informed them that we had to sleep with the windows open due to there been no ventilation and an overpowering smell. To which they replied below. Baring in mind the conditions they mention towards the end was that I had mentioned that I had asthma and was pregnant and struggled to sleep in the room as it was. And according to them I should have made them aware of my ‘condition’ and they would have given us an alternative or cancelled. At ”Riverside” we have 4 buildings and 9 different types of rooms for the variety of guests with different needs and budget. When we received this booking on the 2 March 2022, I was asking myself: who are these people, making the reservation so far in advance and selecting our cheapest (our worst) room? All the better rooms were available, and at that time the prices were very low, for a few quid you could have Standard or even Superior room... General info: ...”Please make sure the type of bed(s) and size of the room(s) you booked suit your needs. Note, there are Small (Economy), Standard and Superior sizes of the rooms. If Small room is selected, please expect it to be smaller than Standard room, one side of the bed against the wall and no view from the window. When the cheapest room is selected, one should ask: ”What kind of people book these rooms and in this area? We didn't receive any information about you or your condition in the section ”Important info about the guest” or ”Special requests” and knew nothing about your sensitivity (nobody else complained about the smell) If you'd mention your condition on your booking, then we'd advise you to upgrade your room or cancel it altogether. Wow!!! Gehen Sie zum Nachmittag Tee mit Freunden, nur auf jeden Fall, von der Willkommen am Vordertür, bis zu den frischen Blumen und persönlichen Kontakten ganz durch. Essen, Service & Lage perfekt 🤩 . 1 unserer Party ist Gluten Free.... In ihren Worten die „beste glutenfreie Nachmittagsthee habe ich jemals“. Der Halleigentümer (Liz, denke ich) war nur der perfekte Gastgeber & Wendy (Front of House) gab uns eine geleitete Tour und ist eine sehr aufmerksame Zugabe zum Team. Nichts war zu viel Problem, kein Druck, uns zu verlassen, hat uns wirklich so willkommen fühlen lassen. Der Hall wurde auf einen extrem hohen Standard restauriert, aber mit einem echten Hausgefühl, ist unverschämt sauber & die Boden sind erstaunlich, Ich kann nicht warten, um zurückzukehren, Danke für einen perfekten Nachmittag 😀

Spotlessly clean, great location near joyland, friendly hosts, great breakfast, comfortable spacious family room, everything you could possibly need! Would recommend and would return. They had extras like bucket and spades and beach towels available to borrow free of charge (we didn’t as it was rather soggy! But the option was great!)

The whole experience was unsettling. We was there for two days and that was more than enough. I really don’t know where to begin. The room was dirty there was dust everywhere in the radiators where full of dust and bits of food. Cobwebs everywhere. The top of wardrobes and windowsills were full with dust but on the windows it was also grime too. There were rubbish under the bed from previous guests. The kettle was full of limescale and the cups and spoons were dirty. The bathroom was absolutely disgusting we only used it to go to toilet and wash our hands. The shower curtain was dripping in mould and dirt. The black slime and grime covered every corner and crevice. I actually used a cotton bud to remove some from the sink to see if it was dirt or stains but it was dirt a big chunk of it came off on the cotton bud. The toilet itself wasn’t clean I had to clean it myself with antibacterial wipes. The breakfast was ok it was cooked well but cheap ingredients. The service is slow and the waiting staff could do with customer service training especially the girls. The dining room table was dirty and sticky both morning with stains from a long time ago on them. They are glass topped do I can’t understand how glass cannot be cleaned properly. There was four people in the dining room tramps/homeless /drug users who where in the dining room obviously staying at the hotel. Swearing and scratching Both days we had do not disturb signs on our door. We always put it in as soon as we enter the room on the first day as we went away to relax and not be bothered but on the first morning while we was getting changed to go out the cleaners let themself in without knocking and quickly left then 10 minutes later did the same. On the second day after breakfast we went bk to bed for an hour and again they did the same. This is totally unacceptable in my opinion as the do not disturb sign is on the door. At 10am you really don’t expect someone to just come in. It’s really rude and without even knocking first. Never would I come back to this hotel. If relaxed and clean is what you’re looking for this is not the place to come. I’ve been to cheaper hotels and they have been much cleaner. Staff training is definitely needed

We stay in a lot of guesthouses as we move around. We don’t leave many public reviews on tripadvisor & google because of what we now do, but every now and then a place does deserve a bit of a constructive writeup. We ran a guest house for over ten years. Negative reviews are something to take seriously and often highlight ‘little’ problems that the operators overlook or where they have let a standard drop. Other negative reviews can simply be someone with an axe to grind to get a part refund but should still be taken seriously and if its legitimate then always give some money back otherwise if they complain to their bank or credit card company and exercise their rights, you’ll end up with the entire fee taken from you by the bank under the credit card agreements. What we’re saying is we’re not easily put off by a few negative reviews. Keep a balance and open mind. We have stayed at other guest houses in the same road and know some of the other owners , therefore through talking to them we had prior knowledge that the Little Emily has recently changed hands and potentially going through a few changes and thats why it ended up on our list of places to visit. We had another business need to be in the area and at short notice at the height of the season finding somewhere starting midweek extending across a bank holiday was near impossible. Most owners want Monday to Friday, Friday to Sunday or Saturday to Saturday. The Little Emily was very accommodating with our dates. This is intended both for the guest that may visit but also constructive suggestion for the owners. It is lengthy though, so stick with it and as a guest you might learn something. Our experience The booking was done direct by phone, no actual problems noted other than the price we were quoted was £5 higher than the booking dot com website, which in our opinion and experience that site should be avoided but that’s another story. We didn’t receive any email or texts confirming our booking, normally something would arrive explaining check in/out times and a bit of info, but not an issue. We arrived at around 2:30pm, front door locked no-one apparently on site. Another family had been there a while and mentioned that they’d been calling the numbers but no answer. Omar I believe his name was, (if it wasn’t then we apologise we were given the wrong name by someone else) appeared a while later announcing he’s the manager and told us all to come back at 3pm for check-in. We came back later, check in was okay conducted in the hallway. The owner isn’t a very chatty person so it was a little awkward but that could be shyness or experience if he’s a new owner and not used to dealing with the public. It really does take a while to build confidence. We had to ask for info rather than it being volunteered, as an owner you get asked the same questions over and over and become very well-rehearsed, another reason for a good booking confirmation document as this is a good place to e

The correct postcode was in the satnav for mYminiBreak, yet it was still tricky to find! On the approach to the site and as you crest a small hill in the road, your eyes are immediately drawn to the right, where a big and vibrant sign is tied to a fence advertising holiday caravans. Pretty soon after passing this sign you realise you’ve driven too far, so you turn around and quite easily drive past the mYminiBreak site again. After turning around a second time and driving to the postcode, you might notice the mYminiBreak sign if you’re lucky. It is set back and behind another building and hard to spot from the approach! Parking and following signs on foot to the site office, I came upon a handwritten scrawl on a gate marked private. Loudly calling ‘hello’, Nigel pops his head out from behind a computer in a room to my immediate left, I thought this was just a storage room full of old and dusty computers, but apparently it was functioning as a reception area. NOT WELCOMING AT ALL AND CERTAINLY NOT A GOOD FIRST IMPRESSION! To make matters worse, my elderly mother had to use the broken breeze blocks to step up and gain access to the office. It was at this point my mother was having doubts about staying here at all. Nigel checked us in to our two stables/cabins and showed us around. Perfectly fine, but when he asked who we booked with and I told him *******, he pulled a face a face and said, ‘that’s unusual’, as if we were some form of lesser customer because we had used a genuine site where the accommodation is advertised. This is when I thought about telling Nigel to forget it and we’d find somewhere else to stay! The two rooms we were sleeping in were as advertised and in as perfect an order as you would expect, but over the next couple of days this appeared not to be the case! When it went dark it appeared the lighting in my room, ‘Pebbles’, was insufficient and poor, with the room not having a main light on the ceiling. The veranda outside hosted a table and two chairs for each of the four rooms, which is a great little touch, but not when the veranda isn’t covered from the rain, the cushions get wet and have then become mouldy! Furthermore there are wooden planters outside the cabins on the veranda. They had not been maintained, so what could have been an attractive addition to the cottages, was just an eyesore of plants in their plastic garden centre pots placed in the wooden surround. Simialrly, the hanging baskets had been planted in a slap dash manner and still contained the tags in them. In general this summed up the unkempt and lazily maintained holiday lets, as well as camping and glamping site, that is suffering from a serious lack of love! I noticed my bedside lamp had a crack in it and moved it to get a better look, that’s when it fell apart in my hand! Really enjoyable stay. Clean, comfortable and well priced. Staff friendly. Breakfast was continental but lots of choice. No complaints at all. Toast, cereal, yoghurt, fruit etc. Room was very hot. My single room was smaller than expected but fine for a night. Was a bit of noise around 6am with vehicles leaving the Post Office Depot. I did sleep ok though. Great location for rail station and football ground. Would I stay again…….yes but would opt for a bigger room
